Position Summary
The Asset Management Investment Analyst is responsible for aiding the Asset Management team in conducting real time analysis of the portfolio’s success through various models and metrics. This includes, but is not limited to analyzing asset operations, monthly financials, and lease up velocity against proformas and yearly budgets as well as identifying trends to recommend cash flow improvement initiatives.

Essential Job Functions
- Perform real time analysis of asset operations to budget.
- Forecast future trends and scenarios to improve cash flow.
- Monitor lease up velocity and delivery dates, determining how it compares to underwriting proforma.
- Assist in setting up yearly budget worksheets, identifying income and opex trends.
- Create various reports to monitor the financial success of properties.
- Assist the Property Management team in creating systems to enhance reporting initiatives.
- Perform all other duties as assigned.
Specific Education Or Experience Required
- Bachelor's degree in mathematics or economics or equivalent experience in business analyst roles dependent upon the department of position
- Analyst experience and/or certification preferred

- Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.
Travel Requirements
- Less than 10% of the time for trips to new developments for lease up analysis, ribbon cuttings, etc.
